Renascent was engaged by Sandran Property Group, to deliver a comprehensive commercial office refurbishment at 161 Kite Street. The project was designed to enhance tenant amenity, modernise building access points, and strengthen the asset’s position within the market.

The scope included substantial upgrades to two primary ground-floor entrances — the Bathurst Forecourt and the Main Kite Street Entrance, alongside the construction of a new 11-metre-high glazed atrium. Additional works included new ground-floor amenities, a modern End-of-Trip facility with bike storage, and extensive building services upgrades. All works were delivered within a fully occupied, operational building, requiring careful staging, robust safety controls, and close coordination with occupants.

Our Solutions

Value Engineering & Buildability
During pre-construction, Renascent worked closely with Sandran and the consultant team to develop value-driven design refinements. This included alternative façade treatments, material efficiencies, and scope optimisation that improved buildability while maintaining architectural intent and budget certainty.

Live Environment Delivery
With the building remaining operational throughout construction, a staged delivery methodology was implemented. This prioritised safety, continuity of access, and minimal disruption, supported by controlled work zones, strategic hoardings, and sequencing aligned with peak usage periods.

Technical Problem-Solving
Early investigations identified existing concrete slabs that did not meet the new required design loads. Renascent collaborated with structural engineers to revise the structural solution, resolving the issue without impacting programme certainty. High-access façade works were delivered via specialist abseilers, reducing disruption to occupants and surrounding public areas.

Outcome

The refurbishment has delivered a more modern, accessible, and functional commercial asset that aligns with Sandran’s long-term ownership strategy. Upgraded entrances, a new glazed atrium, revitalised amenities, and improved building systems have collectively enhanced the tenant experience and strengthened the building’s market appeal. All achieved through a collaborative, solutions-focused delivery approach.
