Renascent was engaged to deliver a major upgrade at 11 Mounts Bay Road, a five-level office building positioned above the Perth city bus port. Constructed in 2004, the building required modernisation to enhance tenant amenity and reposition it within the Perth property market.
The scope included a comprehensive refurbishment of the main lobby, plaza lift lobby, multipurpose areas, end-of-trip facilities, and management office. Key features included upgraded lighting and stone finishes, a reconfigured concierge desk, acoustic and mechanical improvements, a new kitchenette and operable walls to support flexible working, and premium end-of-trip amenities featuring bike storage, e-rideable bays, all-gender change rooms, drying cupboards, and smart lockers.
Working above an active transport hub, the project required careful planning and coordination to maintain safety and minimise disruption. Renascent provided several buildability and value-engineering solutions, including the installation of new trafficable ceilings for safer mechanical access, removal of redundant blockwork to improve constructibility, and the use of complex crane lifts to install new glazing to the façade.
Despite challenges such as latent conditions, design changes, and restricted access, the team delivered a high-quality outcome that met Brookfield’s vision, revitalising the asset and enhancing its appeal to prospective tenants.
